Purchase price: $85,000 Cash invested: $1,500 Sale price: $129,950 This is was my first deal i was renting it for $1000 a month and the previous owner had updated all the appliances new kitchen floor and refinished the hardwoods with custom blinds throughout the house I approached the owner wanting to buy he agreed I bought it for 85000 I paid $68 down the seller paid the closing costs and I got a grant for the down payment I lived in the property for 2 years and sold it for 130000 with just painting the interior and exterior making custom trim work What made you interested in investing in this type of deal?

We completed structural upgrades to level the floor, new roof, new windows, bathrooms were completed gutted and rebuilt, refinished the cabinets, new countertops and new lighting and plumbing fixtures, and painting complete on inside and outside.

I got most of my furniture from local furniture stores and Big Lots, a store that refinishes vintage dressers with chalk paint, FB Marketplace, Wayfair, Pottery Barn, AllModern, Bed Bath Beyond (online), Home Depot (online), Amazon, and Target for outdoor furniture.

That included the crawlspace structure items we hired out, new paint in the whole house, new flooring in the kitchen, laundry, and all the bathrooms, new carpet in the bedrooms, subfloor in the kitchen, new front and back doors, removing a wall in the kitchen, painting cabinets, new countertop and backsplash, refinishing the deck, and all the little odds and ends that just don't make sense.
