I would keep the carpet neutral but something easily washable cleanable.As others have said, I'd add other decorative objects like artwork.

Purchase price: $85,000 Cash invested: $33,000 Cash flow is after all expenses including vacancy, maintenance, and capx deductions.

However, a multifamily purchase could work quite nicely.
