We just saw few target properties go from active to contingent/pending status on MLS, it's hard to land on good cash-flow/turn-key property with low inventory nowadays.

You are trying to enter ACTIVE real estate investing where YOU play a SIGNIFICANT role.

IE everything that at simpliest yellow sticky notes, to spread sheet can do but with automation and usefuylness for >>1000's of warm leads.    99% of investors don't have this 1000's of (active) leads problem.to have 1000 active leads you need 100 warm leads / mo that after 10 mo of adding 100/mo you have >1000 active leads.   

Then to activate that you end up Docu Signing 3 different forms mostly containing the same information as if you are a new customer each document.

It will come, but you will likely have to drive for shopping, eating, activities.   

It's never been a problem, but with the rise of cryptocurrency mining (electrical intensive) and some specific types of indoor horticulture activities (electrical and water intensive), we felt it would be good to hedge against those admittedly small risks.

It is such a large market that values can fluctuate wildly, depending on location.I would become familiar with the city, select some areas to concentrate, and learn the values of what has traded past 90-180 days, since there may not be a lot if activity.

This certainly is an active community.
