It's nuts and it is not without risks, but you'll likely be better off proverbially picking up the phone, dialing the number, and figuring out along the way.I don't say this to promote folly or haphazard investing; but rather to help lower the bar in your mind. 

Developers typically take a development or builder fee, acquisition fee, and some promoted interest.

Sometimes you can get free install from them if they are running certain promotions.

You'll quickly identify the difference between marketing firms selling a service and those businesses designed around promoting your success with great education and support.

You don't want promote too small on the back end for a syndicator or they simply will not be motivated to grow much equity upside on the deal when everyone else gets the lions share and they are left with the crumbs.

But if you go through one of the turnkey marketing/promoter companies, most of those folks are licensed agents and can act [unoffically] in that capacity.

Moderators remove posts that are self-promotional.

I am similarly convinced this has nothing to do with good investment practices, but rather with making sure they don't put themselves in the crosshairs of building regulatory organizations for promoting shoddy DIYing.
