I bet your agent is doing their best but maybe take the listing off and try FSBO or meet a few more agents and see if they can suggest a different approach.I'm gonna probably do that, I will leave my listing active until end of the month or mid April and then either, remove and relist as FSBO or find another agent to give fresh approach.next, i would consider MTR in the interim, it might be better to have it cashflow and cover some of your expenses like HML and holding costs. while keeping the listing active.

I know the BRRR was very popular however trying to teach that to those with zero or limited experience was a train wreck waiting to happen.. its all great in theory and completely different in real life.. its by far the hardest and riskiest thing BRRR remotely that an investor can take on.. full stop..

I don't know how complicated that process is.For single family, I have looked at loan assumptions, and currently, what the new home builders in CFL area are offering seems like the best bet, if one can do a primary residence.I would love to attend a CFRI meeting, I will reach out when I am closer to returning back to Orlando from my current trip.

And I bet that when all is said and done, LPs who invest with GPs who put real wealth into their own deals will do better on a risk-adjusted basis than those who invest with GPs who don't.
