I've only had two problem tenants over the past 6 years and both suffered from mental illness without being upfront about it.It's as sad as it is frustrating.

Unfortunately we no longer make people suffer the consequences of their decisions, so that means we need to protect them.

One other thing worth mentioning that I just thought of is that the polybutylene pipes degrade due to the chlorine that is added by the city plants.

Note, even if insurance pays for all the damage your property suffers, you still lose.

However, even with retrofits, the house could still suffer serious damage; from what I understand, even a retrofitted home could still be fairly likely to suffer damage so severe that the home would need to be condemned after a quake (again, I'm not an expert on this, that's just my understanding after reading a few articles).From what I've read, the experts say there's about a 43% chance of a magnitude 7 or greater quake in/around SLC in the next 50 years (for context, a 7+ quake would be devastating; they say 80-85% of homes would have moderate to severe damage, with the older brick homes in areas like Sugarhouse/U of U/ Aves experiencing about 70-100% structure loss).  

There is work involved in it, and the bigger you're holdings the more time you may have to spend Doctern' them.And if you take all of your time and spend it on business, your marriage may suffer and that means being liquidated in Divorce court with an MD Degree...

If it is REO(bank owned) they might try to recoup some of their costs to foreclose and will not sell at the opening price.If you win you will inherit tenants in sufferance and will have to evict.
