I'd expect all in costs (again SFR and 2-4 not larger apartments) at $135-$150 psf.Several of my clients who build/sell 50-100 2-4 unit properties a year in the neighborhoods you've given as examples could build at $80-$100 psf only because they use the same architectural drawings have crews on salary and don't bid out via General Contractors and buy materials in bulk and at wholesale trade prices.The markets we consider Mid Class would be Culver City, Palms, Mar Vista, Silverlake, Echo Park, etc.  

I still think of it as the "old people, fuddy duddy" apartment complex...right down to the independently owned beauty parlor and café on the first floor (very unusual for my area).The building itself even looks a bit "grandma"...elegant and in great condition, but a bit dated and old fashioned, with heavy Italianate type of architectural features.  

The architecture firm for the project Im working with are backed logged 3 mos out (can't do that moving on) Anyone have a good architect/designer contact locally that can handle a renovation row/town home 1708sf complete gutted, with reasonable rates.

As a design professional, I know that It doesn't necessarily cost more to design better, and good design should be enjoyed by everyone ( As a architectural designer, I am sure you will agree with me as well - I also took a peek at your profile ) In the real world, of course, there will be variables, but I believe there are way to make that happen.

Ideally, we would like to build four condos on this lot but obviously I do not want to drop $100K+ on architecture only to get sued part way into the project.
