Unless you are emotionally attached to your San Diego properties, you have no compelling reason to hold on for future appreciation, when you could be collecting 40x more cash flow now and still get the benefit of appreciation should you ever decide to sell.If you want to build a larger rental portfolio for your retirement income, rather than immediate cash flow, consider selling your former SD residence now while you can still take advantage of the tax free §121 capital gains exclusion. 

My Property manager and one of my tenant had some sour relationship and the tenant complained Dept of public work now I got notice from them See attached imageNow my question is How can I do self evaluation on  my own to counter their charges.If these charges are valid, can I give 30 day notice to tenant to move out (Tenant is on month to month lease) so I can fix the issue, this tenant has also complained few times in past too.Any do and don't in such case

If you are on the loan in any capacity that is attached to the property, you will have to wait 6 months to close that loan (again, conforming loans). 

If you are sued, they can attach property that you own, including the LLC that you own.

They sent a freaking email back to me with my SSN and SSN card and drivers license attached everywhere in the PDF attachment.

This then makes it an "attached" structure and a part of the main house.

Can you attach the before and after rehab pictures?
