I would also ask them about cash for keys since I would initially offer the tenant this. 

They look to have some success with taking deals full-cycle and currently have a sun belt multi-property offering that I'm researching.

It will depend alot on the number of beds offered and the size of the home overall; do you have enough indoor and outdoor seating for 9 guests?  

We stay in contact with this agent and I guess she made a couple of verbal offers for us after the agreement had expired. 

But the ‘investors’ funding letter in black & white says ‘this offer is considered cash’ & it’s signed by Nick Raimondi of Insula Capital Group, a private lender for Real Estate Investments.

If the issue continues, consider offering a formal payment plan or seeking legal advice.

It wouldn’t work in a red hot market like we had a few years ago where everything was selling super fast, but in todays market there isn’t as much urgency to see properties and get offers in immediately.  

What would you do in my shoes I don’t invest there so take this with a slight grain of salt but I’ve heard multiple stories of basically this exact scenario someone getting offered a big payday for something in Cumberland, rejecting it & always for some reason (house burned down, block got worse, sheetz decided they actually didn’t want someone’s land for a car wash after all) always selling for like 10-20k and regretting not selling.
