When folks know they are replaceable and you know how to do their job - it takes the chip off of peoples shoulder very quickly.

If the tile is a style I don’t like, but, it’s not chipped, I save it, etc etc… the trick for me is to start with all major mechanical items: hvac, HWT, panel, and then add the roof… if all that checks out then the odds of a minimal rehab are even better!!!

I've seen them call out roof repairs, foundation repairs, broken windows, chipping exterior paint, wood rot, etc.

Me personally if I'm going to flip or keep a property and I want to remodel the bathroom the ease and cost-effective way to update a bathroom is Acrylic.Furthermore, Acrylic is extremely durable and can withstand scratches, scuffs, stains, cracks, dents and chipping.

There seem to be quite a few attorneys who just fill out the paperwork and let the chips fall where they may.
