You/Me need to become the absolute experts on this--its your blood sweat & tears. 

However, structuring this in a way that complies with tax law would likely require expert legal and tax guidance, as it involves partnership agreements and IRS regulations.

Non starter for your venture.. 

Remember, the notion of amassing wealth without investing is a dangerous myth perpetuated by self-proclaimed experts.

Join local REIAs where old timers hang and locals are the experts.   

this really depends to on what you do for a living .if your in the real estate space with a lot of commercial loans.. your balance sheet is very important more so than your fico by a long shot.so when figuring net worth those that are leveraged to the max basically have very little to no net worth other than their cash or other non real estate investments. so its a fine line..

Since I'm an agent I do have access to non-owner occupied properties so my challenge lies in determining cost-effective marketing strategies. 

We rent single family homes, so we have a conversation about yard maintenance, snow removal etc - have you don't this before, do you have the tools etcI also bring up house cleaning questions, by telling them we had a tenant who did not own a vacuum cleaner, did not know how to run a dishwasher, had a mess in the basement etc - and then see how they respond.That is a non-offensive way to talk about house cleaning and you'd be surprised how different the responses are.

If their behavior gets bad enough, we will non-renew them at lease-end.
