For example there are pockets of Harrisburg where south of one street you have properties going for 180-220k range and north of that street properties are going for 35-55k and they are in rough shape with shootings/drugs nearby. 

Depending on your specific tenant type, a nearby gym may also be a great opportunity.

I would be concerned about the sheer volume of vacant land available in nearby Las Vegas area.

@James Barry I would set up a "keyword alert" for Farmville and any other towns nearby.

I would look for fixed interest under 10% but preferably under 6% and a purchase price no more than similar houses in the neighborhood on the MLS (you could look on zillow or realtor at properties nearby similar size/condition).  

@Devon Garbus is there an opportunity for them to flip in another nearby area or price point?

We camp at a mountain lake nearby for vacation in our $500 camper and we love it!

Then, when you get moved to a base near by, you can use another 100K to buy another house.

We live nearby and want to manage it ourselves.
