Hey, Jaycee, I've only been running it for a couple of months now since I closed but it's been doing about $6000/month in gross rents so far, this month will very likely be closer to $4500-ish since it's by far the worst month of the year for rentals in that area. 

On property number one, I would cash flow $750 a month after mortgage, taxes, and insurance if I also rent out the unit I live in.

. $1300/month, tenant pays all utilities. 4 bedroom one is vacant.

Comps wise look under 1 mile and the past 6 months for sales.

Months later, Tenant is now claiming close to 10K.

You enter it as a monthly expense. 

Why will your rent be LESS per month after the tenants move out and you fix everything up?

now it's rented out, and you're breaking even each month in rent. 

I lost over 4 months worth of time in deal, $2,425 inspection fees but hoping for refund of $450 back from the inspector.
