Some may say heck no, the stock market is still recovering from the recent 2008 hangover, prices aren't inflated.The income approach can be a pain when trying to estimate income and expenses for 10 years out or to decide what actual holding period, discount or capitalization rate to use some of which can be almost pure speculation but I would like to hear how any numbers you are experiencing mirrors what is happening in the stock market if it actually is.

I heard some guru says something like "put a termite inspection clause in there, then if you can't find a buyer you can get a clean termite  inspection and say you only wanted a house with termites." 1) Good luck in court and 2) good luck looking yourself in the mirror if you try that garbage.You are correct about being up front if you assign it.

But we agreed that SFRs are not evaluated on ROI -- so it's a non-issue -- the sale WILL occur at the current MFV for similar SFRs :grin:All the time there's lots of smoke-n-mirrors discussions here and how someone approaches a deal is their problem.
