If I am looking at a operating STR, I know where to make changes and opportunities.

If you are going to invest, make sure you know the operator well and that they are reliable.

All in cost ~750k, revenue possible at 90% SS and 60% parking roughly 175, operating expenses on the conservative side of 50k leaves 125 for P&I and profit.

As you progress on your investment journey you will find professional management companies like mine that can manage your properties while you are living anywhere in the world. 

What MAY make sense is to setup a Master LLC that operates like a PMC and collects all your rents, pays all your property-related expenses, etc. 

Standard PM software just doesnt have the sales features to keep up with operations and tools like Follow Up Boss are not geared towards PM's to do thier actual job.Would love to hear yalls thoughts.
