she is a social worker i wander if that job will more likely make her take me to court because i kept her deposit.she made a lot fake complaint about things same day she informed me that she is going to leave the apartment that she doesn't feel safe there. later we find out the complaint she made are all fake as well i answer the email if there is any issue she should email me first to fixed it not complaint at same day then informed me she is going to move out next weeks.i got some crazy wave from her, what's the best aproach to deal with tenant like that?

How to avoid in the future: put in contract they are responsible for any drain clogs, noise problems with HOA, they need to abide by days HOA allows work, not have polka music or a router grinding all night long, not use HOA trash bins, block garages with trucks... all things that make the neighbors call the HOA Management CO.

When she told me she had this opportunity coming, I knew I had to pursue it because if I didn't, somebody else would snatch it up the second it hit the open market.The existing owner was dissolving his company so he fell into the bucket of "motivated" because he wanted out, and the building would be delivered vacant.I bought the place, my broker spent ~3 months looking for a tenant, and we received an offer to buy the space that I couldn't refuse.
