If I've witnessed it (typically loud music/TV) I don't renew their lease. 

Multifamily living tends to be louder, imo, with more parties and people out making noise/playing music etc.

You also never have to get your hands/clothes/car/life/wallet dirty with renovation projects.Right up front, you have the civility and simplicity and predictable(ish) closing timing that comes with buying from a production builder, rather than trying to play musical chairs with other investors and the resale market.

Or a mix of active and passive so you can fit in your golf, reading, music lessons, travel, and more (manifesting myself here...). 

Maybe a pitch that they are getting their "own house" for the same price as an apt, if that is indeed true ("Tired of thin walls and loud music at 1 am? 

The home is walking distance to breweries, restaurants, music venues, the river, etc.

Hey @Peter Xiao - my thoughts are that we need to go through market cycles of ups and downs to keep the music going.

No one wants the high desert to turn into a traffic-laden, outdoor music blaring, night-time string lights shining disco ball town and it's these regulations that will keep the desirability of the high desert in-tact.

I chalked it up to that person having  bad day... but now over a month later, the second floor tenants have sent nasty texts about noise (its an old building and they have a baby - like accusing them of being drunk and high), the woman gave them the finger for no apparent reason and sometimes the second floor stomps and turns up music seemingly on purpose.

Not music.
