For the 10 year period spanning October 2014-2024, single-family prices in Austin nearly doubled, yielding an annualized appreciation rate of ~9% in that period.With inflation nearing its 2% target and signs of a slowing labor market, The Federal Reserve recently made its second cut to the federal funds rate since the start of the COVID pandemic.

Once I got over the idea of giving up my low rate, it made a ton of sense.In my opinion, letting the equity just sit there isn’t justified by holding onto a low rate.

@Sharon McCants - I lean toward the advice from @Jonathan Greene on your question.Years ago, I made the mistake of forgoing quality for quantity, which led to headaches and a fundamental change in the way our company operated and in the way I personally invested.

That market from what I can see on the few trips I made to perform due diligence is really robust and such a pretty area I can see the attraction for those working in Tech or govmit in DC. 

If your money man is not calling you back he is not going to do the deal.Do you think it is a solid enough deal to go to your friends and family?
