I think he's saying that you don't have any funds at risk because your bid was  a credit bid which is covered by the amount of the judgement.

While there are firms like Visiting Angels, a tenant of ours suggested advertising on, or checking Craigslist for a caregiver, as the hourly rate would be less.So while there is some peace of mind with a service like VA, the cost savings of an individual has some appeal.I was thinking of doing a check similar to screening a tenant...crimes, judgements, credit check, evictions, etc...Would you consider a private person or be more inclined to go with a firm, and if you did go with an individual, what kind of background check would you do?

I'm interested in working judgements in California but when I was using public records to find them I thought of something.

However more often what'g going to happen is youre going to get 3 applications that are all about the same; same credit, all make enough money, etc and you have to make a judgement call.

If you have no assets, the best they will manage is some sort of judgement against you.

Some states allow the lender to pursue the borrower for deficiency judgements.

I can see it in rent court . " Your honor , there are ghosts in the house , thats why we broke the lease "  Judge  " are these your ghosts or the landlords ghosts"   Tenant " They are just ghosts "    Judge "  Please bring me in proof of the ghosts "    Tenant " I cant "    Judge   " Judgement for the landlord" 

I don't think there's much one can do to change that mindset, but allowing emotions to cloud judgement and engaging in less than professional correspondences will only perpetuate the myth of the "greedy, evil, rich landlord".

The one and only time I have ever collected on a judgement -flipping can be difficult but is doable.
