They will stop reporting issues; they will make half-way repairs that will ultimately result in more damage; they will use unlicensed people for critical technical repairs such as electrical, appliance, plumbing repairs, and even substandard flooring or other repairs that could cause injury.

Some will say that it offers an additional layer of legal protection if you were going to get sued due to negligence or an injury at the property, however, an umbrella insurance policy (which I recommend), will offer the same protection, if not better protection, than an LLC will initially.

BTW- no insurance company will insure for injury or damages caused by bully breeds- that is why they aren't allowd in most rentals.

To add insult to injury, the original owner of the building has a HAP for a 2 bedroom unit when it's a 3 bedroom unit; and there's no way to change that aside from non-renewal.

I think your best bet would be to see if there is a local gym you could make a “guest” deal with of some sort.maybe pay a 2x yearly membership fee for 1-2 guests to get unlimited access while there, they just have to say your Airbnb’s name while there for the membership name.That way you won’t have a potential claim of an injury caused from used equipment or not properly showing how to use equipment for a home gym. if you do end up doing a home gym, it depends what type of people you are catering to.
