So John and numerous others were found jointly and individually liable for a $400 Million + judgement.  

BUT, borrowers need to know that borrowing from individual investors is WAY different that borrowing from a lending institution or business set up to lend money.  

Whether utilities are individually metered or master-metered makes a big difference.

When you sell a property "subject to" the existing mortgage, technically, this clause could be triggered because ownership is transferring to a new entity or individual.

If they were separately metered, each tenant would pay the $116.50 base fees and their individual use, which would be 3x higher than what they pay when sharing a meter.There are many options, but don't make it more complicated than it needs to be.

If the lender defaults, will the fact that I purchased the loan as an individual with no licenses compromise my capability to collect/foreclose? 

I'm sure that this is one of those "I can't speak to this, all individual investors are in different financial situations, yadda yadda yadda" which I get, sure. 

They would be more proud of you being free/driven individual vs. just taking it from a boss. 

It is easier to approach a personal party with individual needs than a stringent lender with guidelines.Seller carried transactions are not always the most favorable option. 

I doubt this individual would want to go to court over anything.
