It's a roof over your head, to use for a certain time, for a certain reason.

As described in the investor reports, significant amounts are being spent on renovations/improvements and acquiring additional mobile homes, which over time will increase the portfolio value significantly.  

Vacancy hurts a bit more, but the biggest issue with renting out large homes is turnover cost.

Our home prices soared over the past 5 years and rents have only gone up incrementally creating an imbalance.

Additionally, properties with high monthly costs struggle to compete with fee-simple homes, affecting resale value.

Home is potentially upside down on mortgage (verifying that) and current owner wants too much for the house.

Not much has changed in my life, but if I now have to finance a rental property vs primary home, my options change. 

Or should I create the LLC and purchase the home under that?
