currenty I just fund land flippers so we are in and out of the deals before we even pay prop tax's so I dont really care what they are as long as we sell for a profit ( which we do) its all good.

Banks certainly care about depository relationships and more specifically the size of those depository relationships.

., Berkeley and Oakland have very pro-tenant laws so read those carefully.

Plus, she didn’t have to deal with business hours.. if something came up at midnight, she could take care of it.That said, there’s no perfect answer.

I don't care what my tenants do in their personal lives and they can have an occasional guest but when the "guest" is staying there on a regular basis, they are no longer just a guest.

I have an ice maker myself- I love it I use it all the time- sometimes it breaks down and has to be repaired- I don't care I want the ice and am willing to pay for it.Just my 2 cents.

I would be very careful on that investment as quick research shows mogul club has not registered for any SEC exemption and I am not an SEC attorney but this to me is not even close to being kosher with playing by the rules.
