REI is the slow grind and you'll be hard pressed to find/buy/create a deal that cash-flows $1000 per.

Generally these kinds of ordinances aren't strictly enforced, but if they feel your unit is a nuisance because of noise, drug activity, etc then they might use that type of ordinance against you.

And were on the part of Boundary where there is about 5 blocks until the freeway going east so there is no noise pollution.

We love working with newer investors that are willing to put in the grind and effort to get going. 

Would noise from schools be a major concern to the renter/buyer?

In the future I plan to just grind and pay more for the local rental opportunities here in S Florida.

first mistake, however it still profited. the house was purchased for 218k and sold for 270k. i bought a sailboat on the east coast, taught myself to sail. then took off to the Bahamas till covid ended. although the life was nice, i wasn't growing and that bothered me. i recently moved back to California and have been on the grind looking for deals. i found a couple units that are cheaper on the list than most, i ran my numbers.
