You are dealing with your first eviction/rehab but if that happens again in 6 months and it takes months to evict will that financially stress you?

So if it takes 10,000 calls to get one closed deal  that's $4k per deal which would still be worth it.

If you manage to pull a smile everyday and not get emotionally attached to any client or deal, you will be a rockstar and it will be a highly rewarding career.

Why would anyone want to deal with a subto deal with a rate that is at or above todays interest rate?

This isn't totally necessary, but meeting property owners if you need to is a great way to win a deal

A couple of Roof claims due to storm damage in Tucson, and we had several sub-to deals in Oklahoma when grapefruit size hail decimated a big section of the whole town. 

I’d be happy to talk with you and help you analyze deals, and if I’m your agent that’s great, if not that’s okay too, just make sure you pick an agent who owns rental properties themselves if that’s what you are trying to do.

For real estate just start analyzing as many deals as you can so you get more comfortable and confident.

There just aren't as many deals as there used to be it seems.
