Investors do it when it is a meaningful rehab and they get high leverage, but if your HVAC replacements are thousands of dollars, I doubt you'll find a hard money lender to provide that small of a loan amount.CapEx can always kill a deal's returns if you don't account for it appropriately.

Also, I don't see appreciation being a meaningful feature of any regions/sub-markets (except maybe the very hottest ones) anytime soon so I'd think you'd really need to make it work with your income.If you can find a way to offset a future tax increase with savings elsewhere in your expenses (buying/financing a deal at a great basis, self-managing at scale, etc), the tax issue might not be as impactful to you as I am predicting it will be to the market overall.Anyway, best of luck on your journey!

@Johnny Lau because a lot of investors don’t like scheduling meetings to ask the GPs why their numbers are jacked... which is how I get to spend this lovely afternoon extracting info on a golf course community.
