Depreciation I am less concerned with as I agree, based on what I understand, it's lowering taxes now, which will have to be paid later when the house is sold.

Agree with what Jay outlined above. 1% is right around the going rate but things can fluctuate based on the specific deal, lender, capital available, etc...

Wholesaling will not work for everyone, especially not someone new trying to do it in arguably one of the two hardest wholesale markets in the country due to price, experience, and owner savvy (NYC and LA).Posts aren't negative if they don't agree with you.

I agree with Laura, if this is a long term rental it would be hard to convince the tenants that they have cameras on the property that the owner controls even with all the stuff that you mentioned (does not turn, only for surveillance for crimes etc.).
