I have heard good things about KBKG and they have an online tool for cost basis of 600k and under https://www.kbkg.com/residential-costsegregator I personally used CSSI and they were awesome https://costsegregationservices.com/ but don't offer DIY.Hope that helps!

While this was allowed to be negotiated out, it was more common to have sales reports required on a monthly basis.  

This deal was sourced through New Western and sold on a first come first serve basis.

You can always pay for a higher ranking on a temporary basis by using Google's "Pay Per Click" service.

Are you aware that every day you let water leak in the repairs from damage the water is causing to the property get more expensive?

I'm in a very similar boat and was told to do a DSCR loan you need to wait 3 months seasoning period.Some lenders will allow under 3 months of seasoning however they will use the lower of cost basis and as-is appriased value when underwriting
