Thats exactly what I'll be doing here soon, Instead of fishing for the big fish, I can/will fish for smaller investors with 5,10,15 or even 20k that will buy own a piece of an LLC. this will enable many more investors to earn decent returns on smaller money and it will allow me to not worry about about the HML(previously known as loan sharks)................I know of someone that has done this out in FL and it's an amazing idea...The other great thing he's done is use it to buy the shorts he's currently working and letting it season for 3 months before selling with FHA.Lance I would seriously consider looking into that possible option, make sure you get a 'really good' RE attorney on your team, I have a feeling he/she and some of their friends would like the idea so much they might buy into the LLC as well..............I don't know if this is been written about here on BP, but if it hasn't, once I complete it, I'll write an amazing article about it step by step.

That would make a much higher (but incorrect) NOI as they would be leaving out utilities, evictions, legal costs, advertising, payroll, etc. etc. etc.Bottom line, if you calculate true and accurate NOI figures as you should, then yoour NOI will be accurate enabling you to accuratley calculate your DSCR.

If you are going to do any variant of an owner finance deal, you need to put a clause in the contract requiring proof that the mortgage is current PRIOR to any money changing hands AND on a monthly basis thereafter with an additional provision enabling you to wrestle control of payment away from the seller in the event they decide to take your money and not pay the mortgage.
