As I understand it you still have to keep the electric bill in your name and hope to be reimbursed and hope they don't argue with the amount you say they owe So much better to just have seperate meters and let them pay their own bill to the utility company.

Being able to enter all expenses, mortgage, mortgage interest, sewage, water, security , gas/electricity , cost segregation study to depreciate it  over 5,7,15 years as opposed to the 27.5 years. 

Now Electric D/C's  and mail route abandoned reports.....  

Framing, electric, plumbing is completed.

I would rather spend my mental energy elsewhere rather than on a creepy neighbor lol.

I want to rent them out separately and wondering if I’m able to just add a mailbox and label each door as ‘A’ and ‘B’ Also, how do you separate electricity/utility bills for each tenant?

Moreover, it turns out our drain connects to the main sewer line six houses away, on another street, at the end of the block.The only solution provided by Citizens Energy is to reroute our connection to a lateral drain across the street.

When I have used hard money, I have focused my energy on getting the project done as quickly as possible so it qualified for traditional financing.

It needs roof, ac, electrical, possibly plumbing, new bathroom, new kitchen, flooring repair, siding and fascia repair, and on top of that there is some fire damage.
