We just recently finished a project where the 960 units were arranged together as duplexes out in Yucaipa.

Last year we passed on purchasing a duplex in Sarasota despite the great price, solely because of natural disasters & insurance risk.

Plus many of the homes, duplexes, triplexes and Quads are monster gorgeous brick properties that dwarf most of the other homes offered in some of these other cash flowing states. 

I'm looking to buy a condo so I can rent it to my daughter and a roommate while in college and then continue to rent it out after she graduates. 

For example, I used my first condo house hack as a rental for a while, then sold it, got a HELOC on my second house hack, and through a business partner bought a four plex in Nashville and then my wife and I bought a triplex in Birmingham.

I've just watched a fractional deal hit the skids for a $1 mil condo on Hilton Head Island after 20 years of fairly trouble-free operation. 25% owner wants to be liquid, but the partnership doesn't guarantee liquidity.
