I would instead increase the rent, take that $200 and donate it to a charity instead if that's your goal.  

I have no idea how much it was worth but we called the local police department and donated it to them. 

Again in this disaster, it will be us that can help to build the city back up when the current owner is unable to.Please donate to the various causes helping those in need.

Dishes get thrown out or donated to ARC/Goodwill for the tax write off...one man's trash is another man's treasure.2)  ALL CARPET GETS REPLACED. 

@Kyle Reed Hopefully you have a good deposit  You need to check the laws for your state to make sure but you should be able to consider it abandoned and take possession..change the locks, document what was left and check on the rules for what you have to do (in my state if it is under $500 then take it to the dump or donate it etc, but CHECK YOUR STATE LAWSWrite out damages and accounting against deposit and keep records, text them a picture of it and save that message thread!

Do not rent to someone out of pity, this is a business, if you want to help people that are having a rough time, volunteer or donate some of the proceeds of your business.

It MIGHT be possible to get a tax benefit if the property is being sold at a discount to fair market value, the difference between the sale price and fair market value could be considered a donation if it is to a tax exempt organization.

I have a piece of land in Thurston County I am thinking of donating since it will help minimize capital gains.
