Are you looking to dive into the world of fixing and flipping houses but find yourself stuck on securing funding?

I have not seen anyone post about this yet, so I figured I would share some of the highlights after reading the 41 Page Document this weekend  with the new CO Warranty of Habitability Law Updates.I'd like to credit my property manager, @Colin Smith, for updating me and the other owners very promptly and providing a few highlights before diving into the document. 

So I’m not really diving into buying something right this second but I figure if I meet agents or owners I hear and talk with the front line of people who are controlling these assets and go home game plan research until I feel the time is right.

I do not yet have an LLC set up.Long story short, I’m just looking for a little advice/ motivation to start a successful dive into full time real estate investing!  

Figure a few grand to paint rooms, replace carpet in a room, deep clean and spruce the property, replace a fixture or two, etc.If you have to replace your resident annually the $9600 total income will get a gut punch.The true value of the higher-end neighborhoods is residents know if they move out of the home they have it's a challenge to find another, especially if they have been there a few years and have a competitively rewarding rent rate.All this really is is basic economics...sell ten custom widgets for $1000 or 100 standard widgets for $100 each.

But I think what really sets STR Secrets apart from a course, is the mindset approach they dive into.

Now we will likely pay through another escrow agreement to a cleaning company to deep clean, so likely another 5k… but that will come out of our pockets during/after escrow.

However, if you're aiming to scale your portfolio or dive into your first deal, it's crucial to understand the business fundamentals and cultivate the necessary relationships.

It was our 2nd property in that market; we have a deep bench of vendors.

With a background in retail and customer service, I believe I possess skills that could be valuable in this field.However, before diving headfirst into this new venture, I want to make sure I have a clear understanding of what exactly co-hosting responsibilities entail.
