For Colorado Real Estate Investors: @Todd Schmitzis correct in in that you have 30 days to complete a security deposit disposition and mail to the last know mailing address of the tenant UNLESS you lease state more days, up to a maximum of 60 days.Colorado judges are becoming more tenant friendly, so plan on giving up something if you go to court.

Ours states that anything left after surrender of the property (you have the keys) becomes property of the landlord for disposition however landlord sees fit.
