Not all but a vast majority based on my doing deals in PA NJ WV OH SC etc etc. 

Some new investors think of it as a no-money down deal and given those other costs, it really almost never is.

Out of state investors can do really well here, but you can also lose a decent chunk of money if you buy wrong.Lots of out of state investors, especially those from California get a little blindsided because everything here is so cheap it all looks like a guaranteed great deal.

Appraisals are backed up and on the right timeline of investor deals, every day counts when you need toBeef up the appraised ARV to get a healthier LTV.Hope this helps!

Several ways to skin that cat  ;)    With the DSCR lender, you could close directly in your LLC and it would not report to credit.

Additionally I would suggest having the long term financing relationship built so that they can easily transition the deal after renovation.
