You don’t want the actual mortgage loan mixed up with loans to and from Partners.

I’d recommend saving that $295 cash flow for some amount of time until you have considerable cash reserves saved up.

Never force the numbers—if they don’t add up, the property isn’t a good fit.

I really advise doing everything you can to be on the same side as your residents and to be aligned with them, but some of them may not hold up their end of the bargain.

The PE investment feeding frenzy that started up 15 years ago as TOH parks started getting gobbled up is starting to slow as supply tightens.
