Don't purchase any rentals unless you 1) have plenty of reserves to make it through a soft rental market period or, 2) purchase your investment property at a low enough price you can always set your rent at a point that will guarantee occupancy without bleeding cash every month.

Some areas have bleed a ton of inventory and prices really dropped, while others areas are just starting too see bigger drops.We are being extremely cheap and missing everything right now, so we aren't buying unless it's really the right price.

I am a bleeding heart, so not a good landlord (tenants sucker me with their hardluck stories, and their cute little kids-- which of course they just use, I was actually buying junky tenant furniture, just so that they could pay me their rent, go figure) and I have a hard time charging too much interest, my husband on the other hand... hmmm, luckily, right now he just wants to flip!
