. $31/SF = heavy work; (typical abandoned/condemned house, heavily vandalized) everything from both categories above, plus: moderate to heavy drywall replacement throughout the house, mold/water damage remediation possibly needed. some walls may need to be moved to correct layout issues. substantial amount of plumbing and electrical need replaced.

To give some context, what I'm needing done is as follows: roof repair, 3-5 floor joists replaced or "sistered", surface mold remediation, 3 bathrooms remodeled, hardwoods sanded/buffed/finished, exterior and interior paint, drywall repair, granite countertops and new appliances in kitchen, new HVAC and ductwork, branches cut away from roof, gable vent repair, insulation.

Additionally, the seller must provide a written notice of default that advises the purchaser of:a) the nature of the default, including the amount if the default is a failure to pay;b) the date by which the purchaser must cure the default or the option will be forfeit; andc) the name and address of the seller or the attorney for the seller.The notice of default must be served by hand, sheriff, or certified mail or equivalent.What if the purchaser does not remedy the default?

@Randy E.... there are some DIY mold test kits available, but if you want assurance of the situation, have a  mold remediation professional test and provide a certification.As for the guys who suggested that you cover the crawlspace with plastic, I agree.

@Sheree Hsu If you're pulling permits for the rehab then code enforcement should not be a problem, but I would not go there unless you have to.I would remediate (not test) the mildew or discoloring in her unit and evict her asap.
