I would think your complaining tenant, and any court of law, will be satisfied of that response.I wrote a way more fun post on the issue, the sort that might just make a few think differently, maybe even act differently for the betterment of all, but it got deleted for being political - a shame IMO.

those "pay for leads" services are terrible. what i do is call supply houses and get referrals from them. and i keep a running excel sheet. seems like i have to "update it", i.e... delete contacts weekly. it's a shame because that wastes a lot of my time. the last thing i want to do is "interview" more contractors.

Another matter is capitalization of your LLC, if you don't have cash on hand, reserves for business operations your LLC may be deemed to be more of a sham or dodge used to avoid responsibilities, it's not a true ongoing business concern.Before opening a business entity, make sure there is a good business reason to do so, having a business is not always the best way to "invest".
