Could you buy them a TV, stereo, or something else for $500 or less to get a handshake that says they wont mess with your tenants or call the police for nuisance things.

For example if they are watching TV or entertaining someone of the opposite sex, you will hear it all.

The further away from campus you begin to see more promos to attract tenants (free tv, $100 visa card, etc) because there is a lack of demand.

Word of advice/caution: Stay away from the TV gurus and those who are primarily gurus and not investors.
