Alot of Memphis residence are moving into the area because of the better quality of life and opportunity opening up thats new and fresh as compared to plain ole' Memphis.

And most people that I speak with, will actually take the property for what it is today and write it off and try to find something that is performing more optimally.

There are flippers here in Los Angeles I actually steer my clients away from certain flippers because I know the quality of work they do and I have a duty to disclose.

We got varying bids of quality and prices.

I can only speak to our market here in Columbus, but MTR is in such demand that I don't see this amenity being a must to keep your occupancy high, I'd go with an outlet. 

But, that is not always the right answer and you should speak with someone familiar with your personal situation to get advice specific to you.

if a home has 2bathrooms consider it leased with a quality voucher holder quickly!

Probably only about 5% of the seems but it's enough to make the floor look not great.I think the vinyl plank flooring was decent quality as it was quite a bit more expensive than the laminate I was looking at initially, but maybe I could have bought even more expensive vinyl. 

In my experience renting to a sober living is absolutely a smart move(speaking from the other side).
