FWIW, we follow HUD guidelines and legally reject about 90% of the ESA requests we get. 

You can exchange ideas with your agent and have him work something out with the other side through conversations but once you all agree on a plan you MUST GET IT IN WRITING so everyone is legally bound and your EMD and interest are protected. 

And you can't legally remove a hoarder. 

The corporate veil is a real thing; no need risking law suits or audits if you can use legal structures intended to protect you.

They aren't secrets or anything... and while they are a bit 'fringy'... they are perfectly legal as I understand it... just manipulating the credit scoring system by playing by their own rules.Hope it helps!

@Amy Fortes  I am also assuming you are finding this in the legal by laws you got when you bought not an additional rules list they came up with.   

They could be looking at the space to check legal egress, ceiling heights, window location and size, fire separation between units/hazardous areas (like boiler rooms, etc.) or a whole host of other things.
