Is there some basic fundamental I've just not learned yet?

Really easy read and a good fundamentals book. 

@Andrew Meyer over the next 4-8 weeks we'll continue to roll out a number of fundamental changes to Cozy, including the ability to manage large numbers of units and property types.

However, I would suggest to look at the fundamentals of the US and UK real estate market first.Looking at the US, you can achieve 10-12% net rental yield on single-family houses in several cities in the US (sometimes even higher but then there is some other risk coming into play).  

Fundamentals are the same, but anything having to do with fees, timelines, etc. were off.

Location is primary and fundamental long run.

Learn the fundamentals of the business, financing, acquisition, operations .2.  

It's great to have brick house with concrete foundation, but there are other fundamentals that are more important. 

Doing everything possible to avoid walking out on a contract should be a fundamental practice in every wholesalers business; however, I understand not everyone shares this vision. 

Is this a good use of hard money, or am I fundamentally misunderstanding something?
