I also try not to buy for appreciation because cash flow is what puts food on the table.

In my mind, that’s the biggest advantage of the real estate business vs other small business like a food truck or a barber shop.

Those migrating from expensive cities such as New York, San Francisco, Seattle, etc will still probably desire all the amenities of a major city and seek to relocate to a smaller city that still has major sports teams, great food culture, transit options etc. 

A huge part of the population works in service industries and more than $750 a month is more than they can pay and still put food on the table.
