I experienced this just yesterday: a free-and-clear seller said she wanted to cash out because she had plans for the cash, but when I ran my numbers I realized my cash offer was going to be well below her asking price.

I have a tenant I ran the background check on today, first thing I found was the current landlord was evicting them,,then I noticed that landlord wasn't the name on the application.

Hello Everyone,I am doing my research and I ran across a possible SFR on the HUD website (in memphis) that looks nice and wouldn't need much work at all, but the price is high for rental by my calculations and would need to be knocked down a bit before I would make any moves.

One time I was looking@some properties ( you know driving for dollars) and there was this house that looked very nice just really abandoned it had trash all over grass was long etc.. so I got off my truck looked around went up to the windows and peeked in  the house (hahaha) you won't believe what I saw ..There was a t.v set up on the wall and it was on lol...I ran out of there so fast I was so embarrassed because I was just peeking through someone's window and you can get arrested for that lol..

I ran 10 comps in the subdivision and my average was $123.3K and the average length of time to sell those 10 was 4.1 months.Looks like they typically list at around 150 and sell 10-20k lower than listed.
