The LPs have only ever received one distribution because the GP team wisely held further distributions because they realized that when the rate caps expire, we are going to have a huge cost to by new rate caps or possibly a cash in refinance.

. $200K property needs to rent at 1.5% for a minimum of $3K per month. half of that will go back into property expenses. 

If we hadn’t been fraudulently lead to believe it was a cash deal, we would have not said it was a cash deal and I wouldn't be out $10,000 of EM and a realtor threatening to sue me for their lost commission.I have 25 years in this business and have never experienced the out in out lies this company has continuously regurgitated to us, knowing all along the deal wasn’t going to go thru. 

I wasn't planning on going this big for my first investment but the deal, location and potential to value add was too good to not go for it.Thank you!

if it’s illegal today, I don’t want inspector to show up and have more problemsI read about houses build before 1957 so if in current condition I would go to the city to get permitted, would 7ft ceiling still be a problem?

There's no need for me to keep asking for a response because their lack of responsiveness hurts them and rewards me.You aren't going to like every tenant, and should count your blessings that two of them are really good.
