Rather than you getting on the deed as a part owner, you probably should have filed a mechanic's lien against the property, so that you'd be paid off if sold - but that would avoid any liability exposure to you since you wouldn't be an owner then.

You should look into a cluster of multifamily homes, or even invest into a platform/fund so you can get exposure without the headache of being a landlord (unless you actually enjoy it)- I'm not sure what you're referring to interms of property needing to be 2x your current value... was that in reference to 1031?

If you work for a company whose primary focus is on sales, your PM exposure may be limited, although you will gain useful experience, particularly if you are able to land a position as a PM within that company.

I wouldn't buy anything too.We personnaly don't buy land anymore and only jv with land owner as developers on affordable housing projects with minimum exposure now.
