I think the online lenders or a loan broker are your best choices.

It was never intended to be a speculative investment vehicle for excited real estate brokers and other everyday folks.

During your due diligence, you should connect with a mortgage broker, realtor, and contractors to gather enough information to make an informed decision.

They offer depreciation schedules for fixed assets.And the software has a great overall UI.But even more important than all of that, they have the best customer service of any piece of software (real estate or not), I've ever used.

We currently use an insurance broker that covers while in rehab and then adds loss of rents later once applicable, but communication is difficult when there is a broker involved.

I just closed on a few properties in both Michigan and Alabama for a customer in Texas. 

That's likely the broker trying to get more money at the end.

Should I get into contracting with a flipper or custoM home builder for 50k a year 1099 and start my own llc and be a “real estate professional” and learn the ins and outs while making less money at first,  or take a sales job 9-5 that makes 150k a year w2 and build up capital first.
