I have financed other deals with partners or my own money but I am a little out of my league when it comes to the market on private funding.

We landed a minor league sports contract, and the rest was history because we name dropped (as you can imagine) when pitching other organizations, and credibility was instant based on the "sports team" acquisition.  

The mets got it tough, with 2 more games to go, with the best team in the league.The phils have a 2 game set to end the season, with one of the worst teams in the league.

My team was removed from both the Phoenix and Scottsdale leagues. 

Great coach, players in the pipeline, and tremendous ESPN exposure next year as independent in Football, and joining Gonzaga league for basketball.

They have the best player in the league, one of the truly all-time greats playing at the top of his game right now.

That is to say, every deal I've seen has a cap rate between 5% and 6%, depending mostly on long the planned hold is for.A cap rate of 10% for an apartment syndication today may well exist... but if so, those deals are well out of my league and their sponsors certainly aren't showing them to me!

When your wholesale business is on cruise control and after you've learned a ton from seeing the deals your investor contacts / contract buyers love and hate, you can step up to the ownership big leagues and start raising money from private investors. 

We are actually looking in the same area Davenport/Champions Gate and toured some houses the other day.
