They want to do everything by the book, but don't understand the inspection process and don't want to invite an inspector to come over and throw the book at them.  

Hey, what books do you recommend for section 8 real estate.

I also included the P&L so you can see how it looks once I take the house off the books.

Berkshire Guard was the most competitive for 5+ unit properties in my state (Ohio) until they weren't and now just sent out letters to all their clients saying they are no longer offering coverage here at all - 100% non-renewal of the book of business. 

It is in the 20's most of the winter so we don't get many bookings after Oct.

Are there any good materials (books, websites, etc.) you might recommend? 

You can, ofc, record the depreciation once taken so the books are accurate, but it's a lousy tool for figuring out what the depreciation should be (or, providing your accountant with the relevant info so they can do it).What tools is everyone using for this?

I am launching my first STR and I was wandering what are the most common site for bookings besides Air b n b and what are their pros and cons. 

There were also TONS of huge books there, but I have to figure out how to use those!
